Covenants . . .
French Branch Estates consists of eleven phases, each with its own set of
Restrictive Covenants. Some of the phases in fact have more than one set of
covenants-there are three sets of covenants for phase 11. In addition, phase
eight was developed in two parts, phase 8A and 8B, though the same covenants
apply to both parts. Covenants govern what a homeowner can and must do with
his/her property. As such, they are important documents. They are also living
documents; modifications, when agreed to by the residents in a particular
phase, can and are made to the covenants. As such, the only way to know for
sure what the covenants on your home are is to go to the Parish Clerk of Court's
office. However, many of our covenants at the Clerk's office are old and only
available on microfilm. Anyone who has had to deal with those knows how hard
they can be to read. So, in order to make the covenants more accessible to
all our homeowners, the Association has had them re-typed and reprinted. These
copies are unofficial, but a lot easier and more convenient to read. However,
we must emphasize that only a careful search at the Clerk's office can guarantee
a current and complete set of covenants. In the meantime, check out the version
the Association has produced, and a list of lots in each phase.
